LARGE PROJECT FUNDING CLUSA
is the Finance Coordinator for the funding source’s underwriter.
This type of funding was created for the sole purpose of devising a creative
way to bridge the gap between the financing needs of the developer of
commercial real estate and the requirements of investors in the U.S. capital
markets. In order to accomplish that goal, CLUSA’s partners have
assembled a finance team by bringing together a diverse group of companies,
each a specialist in its own right, who together provide the necessary
expertise and experience in structuring a financing All project financing is accomplished through a unique, two-step process involving interim construction funding, which is provided through the sale of the enhanced PPOM. Thereafter, a long-term mortgage take-out strategy, which takes effect upon completion of construction and stabilization of the project’s income stream, is implemented; either through a pre-arranged institutional mortgage lender, or the original purchaser of the PPOM will provide a ten-year mortgage note for most transaction with a good payment history. Upon acceptance of a project and execution of the Financial Services Fee Agreement, (commitment letter) the Private Placement Offering Memorandum is drafted by Team members and then submitted to the Securities Underwriter for value enhancement from a simple real estate transaction to a rated securities instrument. Thereafter, it is sold to a large institutional investor such as a major pension fund, bank, or insurance company. The enhancement is accomplished via the Credit Enhancement Providers. CLUSA who is responsible to simultaneously submit the PPOM to a (AA Rated) Financial Guarantee to Major Insurance Companies providing the project default guarantees. This guarantee is then used to enhance the strength of the PPOM to obtain a Standard & Poor’s, or other industry standard industry rating of AA or better. The Credit Enhancement can be used with large mortgage note placements also. Project
funding request of $20 million dollars or more considering all Phases
in requested amount.
